A legal AI workspace for energy law firms
Energy firms use Mike to read power purchase agreements, leases, easements and interconnection documents, extract key terms across a portfolio of projects, and draft revisions with tracked changes. Each answer cites the section it relied on, so counsel can confirm it against the document.

Attorney: Review the power purchase agreement and tell me what consents or notices the lender will need on assignment. Draft a consent request.
Mike: The power purchase agreement allows a collateral assignment to a financing party without the offtaker's consent, but requires prior written notice [1]. The offtaker must also deliver an estoppel certificate within a stated period on request [2]. The interconnection agreement is stricter and requires the utility's consent to any assignment [3]. I drafted a consent request for the utility.

Energy work runs on contracts that repeat across sites and counterparties, each with its own negotiated terms. Mike reads the full set, lines the terms up in one table, and shows where a project departs from the standard, so attention goes to the differences.
Cuanto Labs loads your standard agreement forms and diligence checklists into Mike and connects it to the folders where project files sit. Financing documents and counterparty terms stay within your firm's own installation.
What Mike does for your practice
- Power purchase agreement review
- Mike reads a power purchase agreement and lists the pricing structure, term, delivery and performance obligations, termination rights, change in law provisions and credit support, each with a citation to the section it came from.
- Land rights tabulation
- Tabular Review pulls the same fields from every lease, easement and option in a project folder, such as landowner, parcel, term, payment schedule and assignment language, into a sortable table. Missing or expired documents show up as gaps.
- Project diligence
- For a financing or acquisition, Mike reads the project contracts, permits and agency correspondence in the data room and lists consents required, change of control triggers and open conditions, with citations for each item.
- Interconnection and regulatory file review
- Mike reads interconnection agreements, study reports and correspondence with grid operators and regulators, builds a timeline of milestones and deposits, and flags deadlines stated in the documents.
- Agreement drafting and markup
- Ask Mike to conform an amendment or assignment to the agreed terms, and it returns a Word document with changes as tracked changes. Attorneys accept or reject each edit before anything is sent.
- Case law research
- Mike searches case law through CourtListener on questions such as force majeure, regulatory change and takings or easement scope, reads the opinions before summarizing them, and checks each case citation against CourtListener.
- Counterparty comparison
- Upload a counterparty's form beside yours and Mike lists the departures by topic with the section for each, so negotiation starts from a clear list of differences.
How we set it up for your firm
- Land rights extraction columns
- We build a Tabular Review template with the columns your land team tracks, such as landowner, parcel, term, payment schedule and assignment language, and match the names to your existing tracker.
- PPA and interconnection checklists
- We save checklists for pricing, delivery, termination, change in law, credit support and interconnection milestones, so each agreement is read against the same list.
- Forms and amendment precedents
- We load your standard agreements, amendments and consents, so Mike compares incoming forms against them and drafts in your format.
- Tariff and order sources
- If your firm subscribes to tariff or regulatory order sources, we connect them during setup, and Mike searches them next to case law.
- Data room folder layout
- We agree how project data rooms are organized in your document system, so diligence runs by project, parcel or counterparty without re-uploading anything.
Questions attorneys ask
Can Mike compare a counterparty's form against our own?
Yes. Load your standard form and Mike lists where an incoming agreement departs from it, by topic, with the section and page for each difference. It reads the text of both documents, so a clause phrased differently is still found. The attorney reads the flagged sections and decides which departures matter for the client.
How does Mike help with a portfolio of many project agreements?
Tabular Review runs the same extraction across every agreement in a folder and returns one row per document with the fields you chose. Each cell links to the source page, and you can export the table to Excel. Documents it cannot read are marked so a person can handle them.
Can Mike read tariffs and regulatory orders?
Mike reads any tariff, order or interconnection study that sits in the matter folder and cites the page it used. Searching those sources directly depends on what your firm subscribes to, and we connect them during setup. Built-in search covers case law through CourtListener only. The attorney decides how a regulatory change affects a project.
Can Mike track change of control and consent requirements across a portfolio?
Yes, through Tabular Review. Add columns for assignment, change of control and lender consent, and Mike fills one row per agreement with the clause cited. A blank cell means it found no such provision or could not read the page, and the cell says which. Counsel then reads the flagged clauses and decides what a transaction triggers.
Can Mike draft amendments and consents?
It drafts them in Word from your forms and the terms you give it, and revises existing drafts with tracked changes. Most firms use it for first turns and for conforming documents across a portfolio. An attorney reviews every draft, and nothing leaves the firm until a person has approved it.
